fascias

Chances are, you may not be familiar with the term fascia. Nevertheless, your fascias are integral in protecting your property from the elements as well as keeping it dry and insect free. Many homeowners probably don’t even notice them, never mind understanding their purpose. While they tend to last for years, facias do need replacing eventually. Taking this into consideration, it's worth making yourself aware of those tell-tale signs to help recognise when they may need an update.

Here we outline a few things to look out for in your fascias indicating that you may need an update:

●    Soft patches in the wood with rot or holes appearing

●    Crackled, flaking paintwork, this is usually a sign of ageing

●    Indication of animals or rodents: rats, mice and squirrels. They can take up home in the tiniest of openings and be an indication that your roofing is deteriorating

●    Signs of asbestos used in existing fascias or soffits, this indicates that you’re going to need a specialist to investigate your property

●    Water in the roof void - with signs of leaking

●    Evidence of condensation

●    Insufficient ventilation

When do you know that it's time to replace?

The rate of replacement and repairs massively differs depending on the condition of the original roofing and the current material of the fascias. Frequent checks are required in older homes, properties which have not have much maintenance work done or where the homeowner has used wood for the facias. They can actually last many years but neglect will always take its toll.

If you’ve bought a property and the fascias contain asbestos, you must get this looked at by a specialist with experience of removal as soon as possible. Asbestos is not dangerous when left in situ, however, if it moves or breaks, it is toxic. Many homeowners choose to bring in a company to professionally remove it, don’t attempt to do this yourself as it is highly dangerous.

If you can identify holes or cracks in the boards, this is also an indication that you should look at getting a replacement. If you ignore these signs the chances are the condition will worsen, particularly if you are dealing with water ingress or damage to the structure of the roof itself.
